Purchasing Manager – Residential Homebuilding

We are seeking a detail-driven, highly organized Purchasing Manager to lead the procurement and contracting efforts for our residential construction projects. This role plays a key part in controlling costs, strengthening trade relationships, and ensuring our homes are built efficiently and to the highest quality standards.

Key Responsibilities

  • Develop, negotiate, and manage contracts with subcontractors and suppliers
  • Source and onboard new vendors while maintaining strong relationships with existing trade partners
  • Lead competitive bid processes, evaluate proposals, and issue purchase orders
  • Maintain and update cost databases, budgets, and cost-tracking reports
  • Partner closely with Construction, Estimating, and Project Management to ensure accurate scopes, takeoffs, and material lists
  • Monitor market trends and identify opportunities to improve pricing and drive cost efficiencies
  • Resolve pricing discrepancies, delivery issues, and scope conflicts with vendors and internal teams
  • Ensure all purchasing activities align with company quality standards, budget goals, and project timelines

Qualifications

  • 3+ years of purchasing experience in residential homebuilding 
  • Strong knowledge of homebuilding materials, labor categories, scopes of work, and trade sequencing
  • Proven experience negotiating contracts and managing vendor relationships
  • Highly organized, detail-oriented, and proactive problem solver
  • Excellent communication and collaboration skills
