Director of Land Development

A leading Top 20 private residential builder is seeking a highly skilled Director of Land Development to oversee all land planning, development, and construction activities for new residential communities. This is a strategic, high-visibility leadership role responsible for driving project execution, budgets, schedules, and overall land pipeline success.

Key Responsibilities

  • Lead all phases of land development, from due diligence through final construction and community turnover

  • Manage budgeting, scheduling, and forecasting for multi-site land development operations

  • Oversee site work, utilities, grading, roadway construction, and community infrastructure

  • Coordinate closely with internal teams—land acquisition, construction, sales, finance, and leadership

  • Direct and manage engineers, consultants, contractors, and municipal partners

  • Ensure projects meet quality standards, timelines, and all state/local regulatory requirements

  • Develop and maintain strong relationships with city officials, utility providers, and third-party partners

  • Optimize costs while maintaining quality and production schedules

  • Lead and mentor a high-performing development team

Qualifications

  • 8–15+ years of land development experience, preferably with a production or large private residential builder

  • Proven experience leading large-scale residential communities from entitlement through build-out

  • Strong understanding of civil engineering, site work, utilities, and infrastructure construction

  • Excellent leadership and communication skills; ability to manage multiple projects at once

  • Ability to work cross-functionally and present to senior leadership

  • Bachelor’s degree in Civil Engineering, Construction Management, or related field preferred
