**Job Posting: Site Superintendent - Multi-Family Townhomes**

**Overview:**
We are seeking an experienced **Site Superintendent** for our multi-family townhome projects. This key role is responsible for overseeing the entire construction process, ensuring each project meets the established design, budget, and scheduling guidelines. The Site Superintendent will lead planning, scheduling, organizing, and controlling all construction site activities to ensure smooth and efficient project progression.

**Key Responsibilities:**

- Plan and direct on-site construction activities for townhome developments.
- Schedule and coordinate work with subcontractors for each phase of development and construction.
- Oversee each home site from planning through to occupancy, ensuring all contract obligations are met.
- Approve and inspect work completed by subcontractors, addressing any issues as they arise.
- Assist management in processing payments for subcontractors following thorough inspections.
- Maintain a safe work environment by implementing safety regulations, enforcing good work habits, and complying with OSHA and state regulations.
- Manage Stormwater Pollution Prevention Plans (SWPPP): conduct required inspections, ensure compliance, document retention, and keep SWPPP documentation updated. **CESCL certification** (or the ability to obtain within 2 months) is preferred.
- Ensure all projects meet building codes, complete necessary checklists, and pass inspections.
- Enforce quality standards through daily inspections and maintain subdivision cleanliness.
- Manage subcontractors for designated warranty repairs and promptly address ownerwalkthrough punch lists.
- Conduct all business professionally and ethically to foster goodwill and profitability.
- Collaborate effectively with subcontractors, homeowners, city officials, and inspectors.
- Enforce company policies, maintain consistency in construction methods, and ensure quality standards are met.
- Propose system improvements and implement them as needed.
- Possess a valid driver's license and be willing to travel between designated communities.
- Work effectively in high-pressure situations and communicate organizational policies clearly to team members.

**Qualifications:**

- Ability to read construction blueprints and elevation drawings.
- Proficient in demonstrating proposals and projects to stakeholders.
- Strong verbal and written communication skills.
- Highly organized with excellent attention to detail.
- High school diploma or equivalent.
- **3-5 years of experience** as a Site Superintendent in residential construction.
- A valid driver’s license from the state of residence is required.
