Position Summary

We are seeking an experienced Purchaser / Estimator with a minimum of 5 years of hands-on experience in residential construction. This role is responsible for preparing accurate cost estimates, sourcing and purchasing materials, negotiating with suppliers, and ensuring projects are delivered within budget and schedule.

The ideal candidate has strong knowledge of residential building practices, material pricing, subcontractor management, and cost control.

Key Responsibilities Estimating Duties:

  • Review residential construction plans, specifications, and scope documents.

  • Perform quantity take-offs and prepare detailed cost estimates.

  • Analyze labor, materials, equipment, and subcontractor costs.

  • Solicit and evaluate subcontractor and supplier quotations.

  • Prepare bid proposals and assist with tender submissions.

  • Maintain and update cost databases and pricing records.

  • Identify value engineering opportunities to reduce project costs.

Purchasing Duties:

  • Source and procure construction materials and equipment.

  • Negotiate pricing, terms, and contracts with vendors and suppliers.

  • Issue purchase orders and track deliveries.

  • Coordinate with project managers and site supervisors on material requirements.

  • Monitor market pricing trends and supplier performance.

  • Ensure materials meet project specifications and quality standards.

  • Resolve supply chain issues and delays proactively.

Required Qualifications

  • Minimum 5 years of experience in residential construction estimating and purchasing.

  • Strong knowledge of residential building codes, materials, and construction methods.

  • Proficiency in estimating software (e.g., Buildertrend, Procore, PlanSwift, Bluebeam).

  • Ability to read and interpret architectural and structural drawings.

  • Strong negotiation and vendor management skills.

  • Excellent analytical and mathematical skills.

  • High attention to detail and accuracy.

  • Strong communication and organizational skills.

  • Proficiency in Microsoft Excel and cost-tracking systems.
