About the Role:

As a Preconstruction Manager, you will be responsible for overseeing the development, estimating, and planning of large-scale construction projects ranging from $100 million to $200 million. This role is critical in bridging client vision with execution-ready design, ensuring projects are set up for success from day one.

Key Responsibilities:

  • Lead preconstruction efforts on major projects from concept through guaranteed maximum price (GMP) development.
  • Collaborate closely with owners, architects, engineers, and internal teams to drive the design-build process.
  • Develop accurate and detailed conceptual and schematic estimates.
  • Analyze subcontractor and vendor proposals for completeness, compliance, and value.
  • Provide value-engineering suggestions and lead budgeting efforts that balance cost, function, and aesthetics.
  • Manage internal preconstruction team members and mentor junior staff.

Requirements:

  • Minimum 8-10 years of experience in preconstruction or estimating, with at least 5 years in management role.
  • Proven track record with design-build and manufacturing facility projects.
  • Demonstrated success estimating and managing preconstruction on projects valued between $100M and $200M.
  • Strong understanding of construction means and methods, cost estimating systems, scheduling, and project phasing.
  • Excellent leadership, negotiation, and communication skills.
  • Degree in Construction Management, Engineering, Architecture, or a related field preferred.
