Director of Preconstruction & Estimating – Charleston, SC Confidential Search – High-End Residential Construction
A highly respected, award-winning builder in the Charleston area is seeking an experienced Director of Preconstruction & Estimating to lead all aspects of the preconstruction process. This senior leadership role will partner closely with ownership to shape project strategy, develop budgets, manage estimating, and ensure a seamless handoff to the construction team.
Position Highlights:
Lead the preconstruction and estimating process for high-end custom homes, complex renovations, and historic restorations.
Work directly with ownership to develop pricing strategies and build long-term relationships with architects, designers, and trade partners.
Oversee conceptual and detailed estimates, even with limited design information.
Mentor and develop estimating staff, implement efficient systems, and drive process improvement.
Influence company growth and profitability through accurate, strategic preconstruction planning.

Qualifications:
7–10+ years of preconstruction and estimating experience in high-end residential, historic, or complex custom projects
Proven ability to develop conceptual estimates and detailed takeoffs
Strong negotiating skills and established relationships with subcontractors and vendors
Leadership experience with the ability to mentor and build a high-performing team
