The Construction Multifamily Superintendent is responsible for overseeing all on-site construction activities for multifamily residential projects, including apartments, condominiums, and mixed-use developments. This role ensures projects are completed safely, on schedule, within budget, and in accordance with plans, specifications, and quality standards.
Key Responsibilities
- Manage day-to-day on-site construction operations from pre-construction through project completion
- Coordinate and supervise subcontractors, trades, and field staff
- Develop and maintain project schedules; ensure milestones and deadlines are met
- Read and interpret blueprints, drawings, and specifications
- Enforce safety standards and ensure compliance with OSHA regulations and local building codes
- Conduct regular site inspections to ensure quality control and workmanship standards
- Identify and resolve construction issues, conflicts, and delays in real time
- Coordinate material deliveries and ensure proper site logistics
- Lead subcontractor meetings and communicate project updates to stakeholders
- Maintain daily logs, reports, and documentation of site activities
- Collaborate with project managers, architects, and engineers
- Oversee punch list completion and project closeout
Qualifications
- High school diploma or equivalent (Construction Management or related field preferred)
- 5–10+ years of construction experience, with a focus on multifamily projects
- Proven experience as a Superintendent or Assistant Superintendent
- Strong knowledge of multifamily construction methods (wood frame, podium, concrete, or steel)
- Ability to read and interpret construction documents and schedules
- OSHA 30 certification (preferred or required)
- Proficiency with construction software (e.g., Procore, Bluebeam, MS Project)
