Job Description
The Construction Superintendent manages and schedules the completion of single family homes and other structures on budget and on-time while maintain a clean and safe work environment. The Superintendent should have a strong knowledge of building science and competency in organization, planning, scheduling, trade management, and computer and technology. The Superintendent has an eye for detail, is goal driven with a sense of urgency, and exhibits initiative in achieving the organizations goals.
Job duties include:
- The Superintendent manages the construction processes of single-family homes from start to completion.
- Supervises the day-to-day subcontractor labor on assigned job sites. Under general direction of supervisors and in coordination with the purchasing department, recruits trade base to complete labor on projects.
- Maintains all job schedules to their “current" status and expected completion using proper activity sequencing.
- Works with internal staff to insure homes are built in accordance with homebuyer’s specifications and design selections. Communicates any change order request to the general manager to provide pricing and to execute such request.
- Responsible for completion of punch list items prior to the pre-closing walk through and for the timely completion of any pre-closing walk-through items.
- May be asked to conduct warranty inspection and review on occasion in coordination with the warranty department.
- Meets the guidelines of EPA and OSHA programs and provides jobsite training and enforcement of such items on each jobsite.
- Performs Quality Control inspections on all homes under construction and performs weekly inspections of inventory homes to ensure cleanliness and schedule maintenance to be performed.
- Identifies opportunities for cost saving measures as a result of changing construction processes, materials or installation techniques.
- Approves trade partner work for payment once it has been completed.
- Creates VPO’s as necessary in the field in coordination with the purchasing department.
Superintendent Job Requirements
- 5+ years of building construction experience
- 4 year college degree preferred
- Computer skills including familiarity with Microsoft Office programs
- Strong management, leadership, and interpersonal skills with a sense of urgency and initiative
- Team player with a positive attitude
- Good driving record
