The Healthcare Construction Project Manager is responsible for overseeing all phases of healthcare construction projects from preconstruction through closeout. This role manages budgets, schedules, subcontractors, client relationships, and project execution while ensuring compliance with healthcare regulations, infection control requirements, and California building standards. Projects may include hospitals, medical office buildings, surgery centers, laboratories, behavioral health facilities, and healthcare renovations.
Key Responsibilities
Project Management
- Lead healthcare construction projects from planning through completion.
- Develop and maintain project schedules, budgets, and forecasts.
- Coordinate project teams, subcontractors, consultants, and vendors.
- Manage procurement, subcontract agreements, and buyout processes.
- Monitor project costs and implement cost-control measures.
- Ensure projects are completed safely, on time, and within budget.
Client & Stakeholder Management
- Serve as the primary point of contact for owners, architects, engineers, and healthcare facility representatives.
- Conduct regular project meetings and provide progress updates.
- Develop and maintain strong client relationships.
Healthcare Construction Compliance
- Ensure compliance with California healthcare construction regulations.
- Coordinate requirements related to:
- Infection Control Risk Assessments (ICRA)
- Interim Life Safety Measures (ILSM)
- OSHPD/HCAI requirements
- Joint Commission standards
- AHJ inspections and approvals
- Manage work in occupied healthcare environments with minimal disruption to operations.
Documentation & Quality Control
- Manage RFIs, submittals, change orders, and project documentation.
- Review drawings and specifications for constructability.
- Oversee quality control programs and project closeout activities.
- Ensure punch-list completion and turnover documentation.
Safety Leadership
- Promote and enforce company safety policies.
- Collaborate with field leadership to maintain OSHA compliance.
- Conduct regular site visits and safety reviews.
Qualifications
Education
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
Experience
- 5+ years of Project Management experience in commercial construction.
- 3+ years of healthcare construction experience preferred.
- Experience managing projects ranging from $5M to $100M+.
- Experience with hospitals, medical office buildings, surgery centers, or healthcare facilities.
Knowledge & Skills
- Strong understanding of healthcare construction requirements.
- Familiarity with California HCAI (formerly OSHPD) regulations.
- Proficiency in:
- Procore
- Bluebeam
- Microsoft Project
- Primavera P6 (preferred)
- Microsoft Office Suite
- Strong leadership, communication, and negotiation skills.
- Ability to manage multiple projects simultaneously.
Preferred Experience
- Ground-up healthcare facilities.
- Complex healthcare renovations in occupied environments.
- Design-build and negotiated project delivery methods.
- LEED or sustainable healthcare construction projects.
