About the Opportunity
A highly respected and growing commercial construction company is seeking an experienced Director of Preconstruction to lead its estimating and preconstruction department. This is a leadership opportunity for a construction professional with a proven track record of developing accurate budgets, leading high-performing teams, and helping secure profitable projects.
The ideal candidate will bring extensive experience in commercial construction estimating, strong leadership capabilities, and the ability to collaborate with owners, architects, engineers, subcontractors, and internal operations teams.
Responsibilities
- Lead and oversee all preconstruction and estimating activities
- Develop conceptual estimates, detailed budgets, GMPs, and bid proposals
- Establish and maintain estimating standards, processes, and best practices
- Manage and mentor estimating and preconstruction personnel
- Review plans, specifications, and project documents for scope and risk analysis
- Coordinate subcontractor solicitation, bid leveling, and scope reviews
- Collaborate with operations teams to ensure smooth project transitions
- Participate in value engineering and constructability reviews
- Support business development and project pursuit efforts
- Build and maintain relationships with clients, design teams, and subcontractors
- Monitor market conditions, labor trends, and material pricing
- Assist executive leadership with strategic planning and growth initiatives
Qualifications Required
- 15+ years of commercial construction estimating and preconstruction experience
- 5+ years of leadership experience managing estimating teams
- Experience with projects ranging from $10M to $200M+
- Strong knowledge of commercial construction means and methods
- Experience preparing conceptual estimates, budgets, GMPs, and value engineering proposals
- Excellent communication, negotiation, and leadership skills
- Strong understanding of subcontractor buyout and procurement processes
- Proficiency with estimating software and takeoff platforms
Preferred
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field
- Experience with healthcare, education, multifamily, hospitality, mixed-use, industrial, or corporate projects
- Experience leading multiple estimators and preconstruction managers
- Strong business development and client relationship skills
