Position Title:

Project Director – Commercial Construction | Mission Critical (data center Iowa)

Position Summary:

The Project Director is responsible for the overall leadership, strategic planning, financial performance, and successful execution of multiple commercial construction projects. This role provides oversight to Project Managers, Superintendents, and project teams while ensuring projects are completed safely, on schedule, within budget, and in accordance with company quality standards. 

Key Responsibilities: Project Leadership & Management

  • Oversee a portfolio of commercial construction projects from preconstruction through closeout.
  • Provide leadership, direction, and support to Project Managers and project teams.
  • Establish project goals, schedules, budgets, and performance metrics.
  • Ensure projects meet contractual obligations, company standards, and client expectations.
  • Monitor project progress and implement corrective actions when necessary.

Financial Management

  • Maintain overall responsibility for project profitability and financial performance.
  • Review project budgets, forecasts, cost reports, and cash flow projections.
  • Approve major project expenditures, change orders, and subcontract agreements.
  • Identify and mitigate financial risks throughout project lifecycles.
  • Drive strategies to improve margins and operational efficiencies.

Client Relations & Business Development

  • Build and maintain strong relationships with owners, architects, engineers, and subcontractors.
  • Serve as executive point of contact for key clients.
  • Participate in project pursuits, interviews, and proposal presentations.
  • Support business development efforts and identify opportunities for repeat business.
  • Assist in contract negotiations and project procurement strategies.

Team Leadership

  • Mentor, develop, and evaluate Project Managers and Operations personnel.
  • Foster a collaborative, high-performance culture.
  • Assist with recruiting, hiring, and workforce planning.
  • Promote professional development and succession planning initiatives.

Risk Management & Compliance

  • Ensure compliance with all safety regulations and company safety programs.
  • Review contracts and identify project risks and mitigation strategies.
  • Resolve project disputes, claims, and complex operational issues.
  • Maintain adherence to quality control standards and regulatory requirements.

Preconstruction & Planning

  • Collaborate with estimating and preconstruction teams during project development.
  • Review project schedules, logistics plans, and procurement strategies.
  • Participate in value engineering and constructability reviews.
  • Assist with project staffing and resource allocation.

Qualifications:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
  • 10+ years of progressive commercial construction experience.
  • 5+ years in senior project management, operations management, or project executive leadership roles.
  • Experience managing multiple large-scale commercial projects simultaneously.
  • Strong knowledge of construction contracts, scheduling, budgeting, and risk management.
  • Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, and Microsoft Office Suite.
  • Proven ability to lead teams and develop client relationships.

Compensation:

  • Base Salary: $180,000 – $275,000+
