Position Summary
The Commercial Construction Estimator is responsible for preparing accurate and competitive cost estimates for large-scale commercial projects. This role works closely with preconstruction, project management, and executive teams to analyze drawings, specifications, and project requirements to develop detailed budgets and bid proposals.
Key Responsibilities
- Prepare detailed quantity takeoffs from plans, specifications, and BIM models
- Develop conceptual, schematic, and GMP estimates for large-scale projects
- Analyze subcontractor and vendor bids for completeness and scope alignment
- Lead bid leveling and scope clarification meetings
- Solicit and maintain relationships with subcontractors and suppliers
- Perform value engineering and cost-saving analysis without compromising quality
- Review contract documents, drawings, and specifications for risk and cost impacts
- Track and maintain historical cost data for future estimating accuracy
- Collaborate with project managers during handoff to ensure continuity
- Assist in developing bid strategies and proposal submissions
- Participate in client meetings and presentations as needed
Project Types
- Ground-up commercial construction ($20M–$200M+)
- Healthcare, higher education, industrial, or mixed-use developments
- Complex renovations and phased construction projects
Qualifications
- Bachelor’s degree in Construction Management, Engineering, or related field (preferred)
- 5–10+ years of estimating experience on large commercial projects
- Strong knowledge of CSI divisions, construction methods, and materials
- Experience with conceptual estimating and GMP pricing
- Ability to read and interpret construction drawings and specifications
Technical Skills
- Estimating software (e.g., Procore, PlanSwift, Bluebeam Revu, Sage Estimating)
- Proficiency in Microsoft Excel (advanced formulas and cost modeling)
- Familiarity with scheduling tools like Primavera P6 or Microsoft Project
