Job Description

The Construction Project Manager is responsible for planning, coordinating, and managing commercial construction projects valued up to $20 million from preconstruction through closeout. The Project Manager ensures projects are delivered safely, on time, within budget, and to the highest quality standards while maintaining strong relationships with owners, architects, engineers, subcontractors, and internal project teams.

Key Responsibilities

  • Manage all phases of construction projects from award through final completion.
  • Develop and monitor project budgets, schedules, and forecasts.
  • Prepare and negotiate subcontracts, purchase orders, and vendor agreements.
  • Coordinate with Superintendents to ensure field operations meet project milestones.
  • Manage owner contracts and ensure compliance with contract requirements.
  • Lead project kickoff meetings and regular progress meetings with stakeholders.
  • Review construction drawings, specifications, and submittals for completeness.
  • Oversee Requests for Information (RFIs), submittals, change orders, and project documentation.
  • Identify project risks and implement proactive solutions to minimize schedule and cost impacts.
  • Track project costs, approve invoices, and prepare monthly cost reports.
  • Ensure quality control standards are maintained throughout construction.
  • Coordinate permitting, inspections, commissioning, and occupancy requirements.
  • Maintain clear communication with clients, architects, engineers, and subcontractors.
  • Manage project closeout, including punch lists, warranties, as-built drawings, and final documentation.

Qualifications

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.
  • 7–10+ years of commercial construction experience, including at least 3 years as a Project Manager.
  • Proven experience managing projects valued up to $20 million.
  • Strong understanding of construction methods, scheduling, estimating, and cost control.
  • Experience with contract administration and change management.
  • Proficiency in construction management software such as Procore, Bluebeam, Microsoft Project, Primavera P6, and Microsoft Office.
  • Excellent leadership, negotiation, and communication skills.
  • Ability to manage multiple projects simultaneously while meeting deadlines.

Physical Requirements

  • Ability to visit active construction sites regularly.
  • Ability to walk uneven terrain, climb stairs, and inspect work areas.
