The Project Manager is responsible for driving consistent, on-time, and on-budget execution across a high volume of residential construction and renovation projects. This role is not about reinventing construction-it is about executing a proven system with precision, discipline, and accountability.
The ideal candidate thrives in a structured environment, enjoys managing multiple projects simultaneously, and takes pride in following process, maintaining standards, and holding vendors accountable to timelines and quality expectations.
ESSENTIAL DUTIES, FUNCTIONS, AND RESPONSIBILITIES
- Own the full lifecycle of each project from acquisition to final completion, ensuring zero unnecessary downtime between phases.
- Drive speed of execution by ensuring projects are moving forward daily, not sitting idle.
- Create accurate construction estimates using material takeoffs (MTO) and historical cost data.
- Build and manage project budgets with a focus on cost predictability and variance control.
- Identify cost overruns early and take corrective action.
- Source, onboard, and manage general contractors and subcontractors.
- Negotiate pricing and scope to ensure profitable and scalable construction operations.
- Conduct site visits at key phases:
- Identify breakdowns in systems and collaborate with leadership to improve workflows.
- Ensure all projects follow consistent, repeatable procedures to support scaling to 250+ homes annually.
Professional Expectations
- Exhibit strong organizational discipline, punctuality, and follow-through.
- Maintain strict adherence to company policies, procedures, and safety standards.
EDUCATIONRELATED EXPERIENCE
- A high school diploma or equivalent GED is required.
- A bachelor's degree in architecture, civil engineering, construction management or a related field is preferred.
- 5+ years of project management experience in the construction industry or construction specialties such as plumbing, carpentry, or masonry.
- A valid state-issued driver's license and reliable transportation is required.
KNOWLEDGE, SKILLS, AND ABILITIES
- Exceptional project management skills such as time management, project budgeting, resource management and project scheduling.
- Understanding and application of the EOS process.
- Proficient knowledge of RentManager and Salesforce.
- Use relevant information and individual judgment to determine whether events or processes comply with laws, regulations, or standards.
- Identify procedural improvements, make suggestions, and assist in implementing said changes.
- Use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems.
- Ability to work and perform in a fast-paced, growing environment with little supervision.
- Ability to relate to all types of people and levels in and outside the organization.
- Roll up your sleeves attitude to achieve desired results.
- Highly organized with the ability to manage multiple jobs at the same time.
- Advanced knowledge of Microsoft Suite.
