Commercial Project Manager | Upstate South Carolina | Design-Build

A well-established commercial contractor in Upstate South Carolina is seeking an experienced Commercial Project Manager to lead complex design-build and CM at Risk projects from preconstruction through closeout.

This role is ideal for a hands-on PM who thrives in both preconstruction and field execution, understands how to protect budgets, and can drive alignment between design, estimating, and construction teams.

You will be the central point of contact for your projects once preconstruction begins and will remain accountable through final closeout.

You’ll be responsible for:

  • Leading projects from preconstruction through completion
  • Supporting or developing final budgets and estimates
  • Managing design coordination, constructability, and budget alignment
  • Overseeing subcontractor buyout, scopes of work, and material orders
  • Maintaining project schedules, cost controls, and committed costs
  • Managing RFIs, submittals, and change order processes
  • Running Procore-based project documentation and workflows
  • Coordinating with superintendents to ensure field execution stays on track
  • Leading weekly jobsite walks, quality control, and schedule updates
  • Managing client communication, expectations, and weekly reporting

This is a design-build heavy environment, meaning you will play a key role in:

  • Budget development and estimating support
  • Design development and constructability reviews
  • Ensuring alignment between plans, specs, and cost from the start
  • Identifying gaps in scope and ensuring complete subcontractor coverage

What we’re looking for:

  • 5+ years experience as a Commercial Project Manager or Assistant PM
  • Strong preference for Upstate SC market experience and local relationships
  • Experience in design-build or CM at Risk delivery methods
  • Strong preconstruction and estimating knowledge
  • Proficiency with Procore preferred
  • Strong skills in MS Office (Excel, Word)
  • Ability to manage multiple moving parts while maintaining control of budget and schedule
  • Strong communication and client-facing leadership skills
