Job Description

The Purchasing Manager is responsible for managing the procurement and contracting of materials, labor, and services for all residential construction projects. This role will ensure accurate cost controls, maintain strong relationships with trade partners and suppliers, and support efficient project execution.

Key Responsibilities:

  • Develop, negotiate, and manage contracts with subcontractors and suppliers

  • Source new vendors and maintain strong relationships with existing trade partners

  • Manage bid processes, issue purchase orders, and evaluate pricing proposals

  • Maintain cost databases, budgets, and cost-tracking reports

  • Work closely with Construction, Estimating, and Project Management teams to ensure accuracy of scopes, takeoffs, and material lists

  • Analyze market pricing trends and identify opportunities for cost efficiencies

  • Resolve any pricing, delivery, or scope discrepancies with vendors and internal teams

  • Ensure all purchasing activities align with company quality standards and project timelines

Qualifications:

  • 3+ years of purchasing experience in residential homebuilding (required)

  • Strong understanding of homebuilding materials, labor categories, scopes of work, and trade sequencing

  • Experience negotiating contracts and managing vendor relationship

  • Highly organized, detail-focused, and proactive problem solver

  • Strong communication and collaboration skills
