Operations Manager — Commercial Construction and Renovations
Location: Buford, Georgia (Metro Atlanta)

Compensation: Competitive base salary + performance bonus, commensurate with experience
We are seeking a seasoned Operations Manager to run production across 40–50 active projects at any given time. This person owns the schedule, leads and develops a team of six to seven Project Managers, holds the field to our quality and production standards, and makes sure we have the crew capacity to hit our volume.
This is a leadership role, not a working manager position. You are not expected to run projects day to day — you are expected to build the system, coach the people running it, and step in personally only when a PM is out or a situation requires it.
The right candidate has run multi-crew exterior renovation work at volume in the HOA, condominium, townhome, and multifamily space. You know painting, but you also know wood, EIFS, gutters, masonry, fencing, siding, decks, and structural repair — because that is what our jobs actually contain.
We are not looking for someone who needs to build a crew base from scratch. We are looking for someone who brings crews with them.
Existing crew relationships across every phase of exterior renovation — painting, carpentry, EIFS/stucco, gutters, masonry, fencing, siding, and decking. This is the single most important qualification for this role.
Proven experience managing a portfolio of 30+ concurrent projects
Direct experience leading and holding accountable a team of project managers
Working knowledge of the full renovation scope listed below — not just painting
Ability to read and build from plans, and equally able to scope and execute work where no plans exist
Permitting experience on ground-up and structural work, including established relationships with permit expediters in Metro Atlanta jurisdictions
Exterior painting
Wood repair and replacement
Window and door repair
EIFS, stucco, and eave repair
Gutter installation and replacement
Brick, stone, and concrete repair
Metal and wood fencing
Retaining walls
Siding renovation and replacement
Deck replacement
Structural repair
Ground-up builds (pavilions, structures) requiring permits and inspections
Interior painting
Carpet and tile replacement
Sink and plumbing fixture replacement
Own the master production schedule across all 40–50 active projects
Sequence crews, materials, equipment, and disposal logistics so jobs start on time and finish clean
Balance crew loading across projects — no crew idle, no project starved
Manage weather contingencies and resequencing with minimum disruption to residents, boards, and property managers
Maintain forward visibility on capacity: know at all times what we can sell and when we can start it
Directly manage, coach, and develop six to seven Project Managers
Set clear weekly expectations and run a consistent production meeting cadence
Ride along, observe in the field, and coach on scope control, crew management, and customer communication
Hold PMs accountable to schedule, budget, quality, and closeout standards
Identify skill gaps and build up the bench; participate in hiring PMs as we grow
Fill in for a PM only when someone is out or a project demands direct intervention
Maintain a crew base deep enough to support our volume across every trade we perform
Actively recruit, vet, and onboard new crews — this is an ongoing responsibility, not a reaction to a shortage
Manage crew performance, production rates, and workmanship standards
Verify insurance, licensing, and compliance documentation stays current
Negotiate and manage subcontractor pricing and scopes of work
Conduct regular site visits across all active projects
Perform in-progress and final quality inspections; enforce punch list completion before closeout
Document conditions and completed work with photos at every stage (CompanyCam)
Own the standard: no project closes until it meets P3’s workmanship requirements
Own and report on operational KPIs — schedule adherence, job margin, punch list turnaround, callback rate, customer satisfaction, crew utilization
Review project financials with PMs and correct margin erosion before it compounds
Report weekly to ownership on production status, capacity, and exceptions
Manage the permitting process on structural, ground-up, and scope requiring inspection
Maintain relationships with permit expediters and jurisdiction contacts across Metro Atlanta counties
Coordinate inspections and ensure work passes the first time
Serve as first escalation point for field issues, unforeseen conditions, and change orders
Diagnose callbacks and warranty claims; determine root cause and direct the fix Resolve resident, board, and property manager concerns before they escalate to ownership
Required
7+ years in exterior renovation, painting, or specialty contracting operations
3+ years managing project managers or field supervisors
Demonstrated ability to run high-volume concurrent project loads Existing subcontractor crew relationships across multiple trades
Ability to read and interpret construction plans and specifications
Proficiency with project management, scheduling, and photo documentation software
Valid Georgia driver’s license and clean driving record
Physically able to conduct site inspections including ladder and roof access
Preferred
HOA, condominium, townhome, or multifamily experience
Estimating and takeoff capability
Permit expediter relationships in Gwinnett, Hall, Forsyth, Fulton, DeKalb, and Cobb counties
